Chirripo Real Estate is located is San Isidro de El General, in the Southern Costa Rican Region, this small city is a fast development community with almost 200.000 inhabitants. We offer our services in all the Southern Pacific Region of Costa Rica, from the Cordillera of Talamanca all the lower lands of the Central Pacific like Quepos, Matapalo, Dominical, Uvita, Drake Bay, Golfito (Golfo Dulce) to the border with Panama, Pavones Beach and, of course, Valle de El General.

We were born 23 Years ago, when three visionary business men from San Isidro, had the idea to bring the people who were looking for a nice place to live, land for future business or home construction, an office with the ideal information, in order to give quality information to the investors, instead of going outside and travel all around downtown or country sides villages, looking for the property they want. We started with a small desk and a phone number, but this simple hardware did not clud their vision, and they established this principles, and they survive nowadays:

  • We do not accept properties with prices over the market value, to protect our clients and the office reputation.
  • Our prices are established by the owner of each property, with this you can be sure that the value that you pay for a property is the original value wanted by the owner, not an over priced value as other offices does. What we mean: Prices are the same for costaricans and foreign people.
  • Our fee is the lowest you will find in the real estate market in the region, just a five percent fee (5%). This fee is paid by the SELLER of the property NOT by the BUYER, as some offices do. This fee might be lower if the property is going to have a high market value.
  • We offer a 100% person-to-person attention.
  • We cover all the Costa Rican Southern Pacific Region
  • You do not have to pay for listing a property, you have to pay only when the property has been sold.
  • Once that we have sell your property or you have bought one, we do not walk away, if you need advice about construction, survey, legal or any other counseling you might need help, we´ll be there to tell who is the best person to help you trough.
Actually, the office is managed by Luis Quesada Avila, founder and actual president of the company, with the help of his 23 year old son, Luis Diego Quesada Meléndez.

We offer a more than 500 properties portfolio, where you can find homes, forest farms, cattle farms, coffee plantations and even properties for business purposes, in any of the zones told before.

Additional Information

How is the Property Title transfer?
The title is transferred from the SELLER to the BUYER in a Public Notary Office, this person rewrite the new title and take it to the National Registry Office, the new title will be ready when that office approves the document. If the SELLER is going to finance any amount of the deal, there is going to be a mortgage for the total owe. The expenses because of the mortgage must been paid by the BUYER, and the title wont be transferred until the mortgage is canceled.

How can I be sure that the title is clean(no debts)?
Before any formality, you have to make a Registry Study on the Property's title, in order to be sure that the tile is mortgage free or any other debts; besides that information this study shows you the property´s borders, name of the owner and more detailed information.

What about closing costs?
The usual in Costa Rica is that the SELLER and the BUYER share equally the closing costs. This closing costs are: Government taxes and fees, Notary fees and mortgage fees, if any.
